What actually drives the cost

Every metal roof quote comes down to four things: the panel system, the size and shape of the roof, what we find under the old roof, and the finish details. Nothing else moves the number much.

The panel system is the biggest lever. An exposed-fastener AG panel costs roughly half of a standing seam roof on the same house, because the material is lighter gauge and the installation is far simpler. Size matters the obvious way, but shape matters almost as much: a steep roof with dormers, valleys, and skylights takes more panel forming and more hand detailing than a simple gable twice its size.

The honest unknown in every quote is the decking. We price decking repair per sheet up front, so if tear-off reveals soft boards you already know what each one costs.

What that means for your home

Roof area runs bigger than floor area because of pitch and overhangs. A 1,500 square foot ranch usually carries 1,900 to 2,200 square feet of roof. Here is how the math lands for common Mahoning Valley homes, full replacement, mid-range options. If your house is not on this list, the inspection is free and the math works the same way.

What is in a DR quote

Our quotes are written, line-itemed, and firm. You'll see the panel system and manufacturer, the gauge and finish, underlayment and ice protection, flashing and trim, tear-off and disposal, decking repair priced per sheet, and the warranty terms: the manufacturer finish warranty and our 10-year labor warranty.

What you won't see: allowances that turn into change orders, vague "materials and labor" lines, or a number that only holds if nothing goes wrong. If a quote you're comparing is a single line and a total, ask where the decking price is. That's where surprise costs hide.

The process, start to finish

From first call to finished roof is usually two to four weeks, and most of that is material lead time. The on-site work itself takes one to three days for most homes.

    We walk the roof, measure, and deliver a firm written quote. Free, and it stays valid for 30 days.

    Selection and ordering

    You pick the system and color. We order panels cut for your roof; lead time is usually one to three weeks.

    Installation, one to three days

    Tear-off, decking checks, protective layers, panels, and trim. We protect landscaping and clean up daily.

    Walkthrough and warranty

    We walk the roof with you, run the magnet sweep, and hand over the warranty paperwork.

Paying for it

Most customers pay a deposit at signing with the balance due at completion. The exact schedule is printed on the quote so there's never a question about timing.

Cost questions, answered

What does "per square" mean on a roofing quote?

A square is 100 square feet of roof area. Roofers price by the square, so a 20-square roof at $12 per square foot is 2,000 square feet of installed roofing.

How long is a DR quote valid?

Thirty days, printed on the quote. Steel prices move, so if you decide later we re-confirm the number before you sign, and we tell you if anything changed.

When do I actually pay?

A deposit at signing and the balance at completion, after the walkthrough. The schedule is written on the quote. We never ask for full payment up front.

Is a metal roof worth it on a home I might sell?

A metal roof is a strong resale feature in this market, and buyers recognize it. But if you're selling within a couple of years, we'll talk honestly about whether a shingle roof serves you better. Right roof for the job.
