How long does a commercial roof coating last?
Typical systems carry 10 to 20 year warranties depending on the product and thickness, and most can be renewed with a maintenance coat when the warranty winds down. You're buying a renewable cycle, not a one-shot fix.
When does coating beat replacing a commercial roof?
When the deck and most of the field are sound and problems live in seams, fasteners, and weathered surface. Restoration then costs a fraction of tear-off and replacement. When moisture is trapped underneath or the structure is failing, replacement wins, and we'll tell you which case you're in.
Will the work disrupt my tenants or operations?
Coating work happens on the roof with no tear-off, so buildings stay open. We schedule around air intakes, entrances, and loading areas, and noisy prep gets timed with you.
